Terms & Conditions – Fenns Farm Accommodation

We want your stay at Fenns Farm in the Peak District to be relaxing, enjoyable, and straightforward from the moment you book.
The information below simply helps everything run smoothly for you, for us, and for other guests.

By confirming a booking, you agree to the following terms.

​

Booking Information

​

Peak-period stays

During busy holiday periods (February half term, Easter, May bank holidays, summer school holidays, October half term, Christmas and New Year), Fenns Barn and Foggs’ Barn are available for seven-night bookings only.

​

Celebrations and group gatherings

If you are planning a party or celebration (including stag or hen groups), please contact us before booking so we can confirm suitability.

 

Pets

Pets are not permitted in Fenns Barn, Foggs’ Barn or Wills Bunk Barn.
Waterslacks Camping Barn allows pets by prior arrangement only.

During Your Stay

​

Respect for neighbours and other guests

Fenns Farm is a peaceful countryside setting.
Please avoid excessive noise, loud music, or disturbance, especially in the evenings and at night.
Serious disturbance may result in the booking being ended without refund.

​

Smoking

Smoking is not permitted inside any property, in line with UK law.

​

Guest numbers

Each property has a maximum occupancy:

​

Only guests named on the booking may stay. Unauthorised extra guests may result in the booking being cancelled without refund.
Visitors during your stay must be agreed with us in advance.

​

Utilities

Water and electricity are included for normal domestic use only.
Unfortunately, electric vehicle charging is not available due to limited supply.
The nearest public charging point is in Leek. Our local Black Lion pub in Butterton offer electric car charging for patrons.

Arrival and Departure

​

  • Arrival: from 4:00 pm

  • Departure: by 10:00 am

(Unless agreed in advance. Late departure may incur a charge.)

​

Directions and key information are sent once the final balance is paid.

​

Looking After the Property

​

We kindly ask guests to treat the cottages as they would their own home.

​

Before departure:

  • Leave the property clean and tidy

  • Remove bedding and place used towels in bathrooms (where applicable)

  • Separate rubbish into recycling and non-recycling and place in the correct bins

  • Lock doors and windows and return keys to the key safe

 

Additional cleaning or waste removal may be deducted from the damage deposit.

 

Damage Deposit

All bookings include a refundable damage / excessive cleaning deposit.

  • Usually returned within 7 days of departure

  • Deductions may be made for damage, breakages, or extra cleaning

  • If costs exceed the deposit, an additional invoice may be issued

  • Minor wear and tear is not normally charged

 

Please report accidental damage before departure.

 

Cancellations

If you cancel

Cancellations must be confirmed in writing as soon as possible.

​

Refunds:
  • More than 4 weeks before arrival: refund minus 3% booking fee

  • Up to 4 weeks before arrival: 40% refund

  • Up to 2 weeks before arrival: no refund
    (If we are able to rebook the dates, we may offer a larger refund.)

We strongly recommend UK travel insurance to cover unexpected cancellations.

​

Pandemic or travel restrictions

If government-imposed pandemic restrictions prevent travel or require the property to close, you will receive a full refund minus the booking fee.

​

If we must cancel

In the unlikely event we must cancel your booking:

  • We will try to offer suitable alternative accommodation, or

  • Provide a full refund of monies paid

No additional compensation is payable.

​

Liability

​

  • Vehicles and personal belongings are left at your own risk

  • Children must be supervised at all times

  • We may enter the property at a reasonable time in an emergency or for essential repairs

  • We reserve the right to refuse entry or ask guests to leave if behaviour is unreasonable or unsafe

 

Cleaning

​

Properties should be left in a similar condition to arrival.
Extra cleaning may be charged and deducted from the damage deposit.

 

Complaints

​

We always aim to make your Peak District holiday cottage stay enjoyable. If a problem occurs, please tell us immediately so we can resolve it as quickly as possible. Issues not reported during the stay may not be considered afterwards.

​

Hot Tub Safety

​

(Fenns Barn and Foggs’ Barn only)

  • Must be booked in advance

  • Children must be supervised at all times

  • Replace the lid when not in use

Games Shed Rules

​

(When booking Fenns Barn and Foggs’ Barn together)

  • Children must be supervised

  • Use between 9 am and 9 pm only

  • No glass, climbing, or removing equipment

  • Report any damage

  • Leave clean and tidy

  • Use is at guests’ own risk
